About the Property

The House

New construction cottage offers new appliances and amenities for modern comfort with a rustic camp feel. We fell in love with this location the minute we saw it. The sun sets straight across the lake to make for some spectacular color when the clouds are right.

The great-room has plenty of sliders to a large deck with chairs and a full table for morning coffee, lunches and dinners. Living room has plenty of seating and a large extendable dining table.

Fast WiFi and a 50" Roku equipped TV with Netflix, Disney+, HBOMax, and YouTubeTV in the living room for your entertainment needs.

The Sleeping Situation:

The second floor has three bedrooms and a full bath. The house has the ability to sleep 12 comfortably. Don't worry about linens as all beds will have fresh clean sheets with a back-up in the upstairs closet just in case.

  • Master bedroom has a king bed
  • Guest bedroom has a queen bed
  • "The Kids" bedroom has two sets of twin bunks
  • The living room sofa pulls out to a queen bed
  • The additional small office room on first floor has a queen sized murphy bed that pulls down from the wall.

The Parking Situation

The large "C-shaped" driveway can handle up to 4 cars.

The Lake

Nineteenth century statesman Daniel Webster (1782-1852), who was born and raised in present-day Franklin, made a speech in the oak grove near Aiken’s Point in 1851, when the lake was named in his honor. The lake is approximately 600 acres and has two public beaches. The public boat launch is located at Legacie beach on Rt 11. The second is Griffin beach located on Webster Ave. The Lake Association has some helpful guidelines for lake life. Check them out at https://www.websterlakenh.com

Important Lake Safety and Environmental Notes

  1. NO FIREWORKS are to be shot over the lake. The result is harmful chemicals and trash deposited in the lake.
  2. NO DIVING off the dock or swim raft. The cove is great for swimming and games, however, it is too shallow to dive head-first.
  3. Lake Depth. The average depth is approx. 20ft, though it does drop to 40 feet in some spots.

Sunset Field is a cottage located on beautiful Webster Lake in Franklin, New Hampshire. Webster Lake is a 600-acre hidden gem with very low public boat traffic. Our cottage is tucked away in a corner for extra privacy. The shallow beach area and cover is ideal for family fun, floating, and jumping off the swim raft. Relax, unwind, savor, and repeat.
